Welcome to Arthur Court. These Terms of Service ("Terms") govern your use of our website and your booking of accommodation at our property located in Mermaid Beach, Gold Coast, Queensland, Australia. By making a booking, you agree to be bound by these Terms.

1. Booking and Reservations

1.1 Booking Confirmation

A booking is confirmed only upon receipt of full payment or the required deposit. We will send a confirmation email with your booking details and check-in instructions.

1.2 Minimum Stay

Minimum stay requirements may apply during peak periods, public holidays, and special events. These will be clearly indicated during the booking process.

1.3 Maximum Occupancy

The property accommodates a maximum of 4 guests. Additional guests beyond the stated capacity are not permitted without prior written approval.

1.4 Age Requirement

The primary guest making the booking must be at least 18 years of age. Bookings for parties or events are not accepted.

2. Pricing and Payment

2.1 Rates

All prices are quoted in Australian Dollars (AUD) and include GST where applicable. Rates may vary based on:

• Day of the week (weekday vs weekend)
• Length of stay (weekly and monthly discounts may apply)
• Peak seasons and special events

2.2 Payment Methods

We accept payment via credit card, debit card, and bank transfer. All payments are processed securely through our payment provider.

2.3 Security Bond

A security bond may be required and will be refunded within 7 days after checkout, subject to inspection of the property and no damage or breach of these Terms.

3. Cancellation Policy

3.1 Guest Cancellations

• More than 14 days before check-in: Full refund minus any transaction fees
• 7-14 days before check-in: 50% refund of the total booking amount
• Less than 7 days before check-in: No refund

3.2 Host Cancellations

In the unlikely event that we need to cancel your booking, we will provide a full refund and endeavour to assist you in finding alternative accommodation.

3.3 Modifications

Changes to booking dates are subject to availability and may incur rate adjustments. Please contact us as early as possible to request changes.

4. Check-in and Check-out

4.1 Standard Times

• Check-in: 3:00 PM
• Check-out: 10:00 AM

4.2 Early Check-in / Late Check-out

Early check-in or late check-out may be available upon request, subject to availability. Additional fees may apply. Please contact us in advance to arrange.

4.3 Same-Day Bookings

Same-day bookings are subject to availability. Standard 3:00 PM check-in may not be guaranteed due to housekeeping requirements.

4.4 Check-in Instructions

Detailed check-in instructions will be sent 24 hours before your arrival. It is your responsibility to review these instructions carefully. Refunds cannot be provided for check-in issues arising from failure to follow the provided instructions.

5. House Rules

By booking, you agree to comply with the following house rules:

5.1 General Conduct

• No smoking: The property is strictly non-smoking, including e-cigarettes and vaping
• No parties or events: The property is for residential use only
• Quiet hours: Please respect neighbours between 10:00 PM and 7:00 AM
• No pets: Pets are not permitted unless expressly agreed in writing

5.2 Property Care

• Treat the property and all furnishings with care
• Report any damage or maintenance issues promptly
• Do not remove any items from the property
• Dispose of rubbish appropriately in the provided bins

5.3 Sofa Bed

If you require use of the sofa bed, please notify us at least 48 hours prior to your arrival so we can prepare the additional linen.

6. Liability and Damages

6.1 Guest Responsibility

You are responsible for any damage to the property, furnishings, or equipment caused by you or any member of your party during your stay. You agree to pay for any repairs or replacements required.

6.2 Personal Belongings

We are not responsible for any loss, theft, or damage to your personal belongings during your stay. We recommend you have appropriate travel insurance.

6.3 Limitation of Liability

To the maximum extent permitted by law, Arthur Court shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the property or these Terms.

7. Amenities and Services

7.1 Included Amenities

The property includes standard amenities as listed on our website. A starter supply of essentials (body wash, toilet paper, coffee, tea, bath towels) is provided but not replenished during your stay.

7.2 WiFi and Utilities

WiFi, electricity, and water are included in your booking. Please use these responsibly. Excessive utility usage may incur additional charges.

7.3 Mid-Stay Services

Cleaning and linen changes during your stay are available upon request for an additional fee.

8. Privacy

Your privacy is important to us. Please review our Privacy Policy to understand how we collect, use, and protect your personal information.

9. Governing Law

These Terms are governed by and construed in accordance with the laws of Queensland, Australia. Any disputes arising from these Terms or your booking shall be subject to the exclusive jurisdiction of the courts of Queensland.

10. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated revision date. Your continued use of our services after any changes constitutes acceptance of the new Terms.
